Kitchen Plumber in The Gap
A kitchen plumber The Gap search usually starts under a bench. Water pools in the cupboard, a hose swells behind the dishwasher, or a filter drips onto the floor, and someone wants to know which trade handles it. We do, and every job is done by a licensed plumber.

Most kitchens here belong to the 1960s and 1970s family-home belt, now on their second or third set of cupboards and fittings. At the last census, 5,438 of the suburb's 5,914 dwellings were separate houses, so almost every kitchen and laundry sits in a detached home with its own supply and waste lines.
We work across The Gap and the suburbs around it, from the Payne Road streets and the older blocks off Waterworks Road out toward the homes near the Walkabout Creek entrance to D'Aguilar National Park. Here's what the bench plumbing involves, who may touch it, and how a job runs.

Supply, Waste and Traps Under the Bench
Kitchen and laundry plumbing is the supply lines, waste lines, traps and machine connections serving the sink, dishwasher, washing machine and tub in those two rooms. It's a small system with a lot riding on it.
Under a standard kitchen sink, hot and cold supplies with an isolation valve feed the tap, while the waste runs from the basket waste, past the trap, out toward the drain. The trap keeps a water seal that blocks sewer gas rising into the room. Every fixture has one, from the laundry tub to the basin.
Further along, the in-ground private sanitary drain links every fixture in the building to the sewer point. A kitchen sink and a toilet can both discharge into that one drain, because each one passes its own trap first. In the laundry, the plumbing is the tub or trough, the taps on the wall filling the machine, and the waste carrying the water away.

Who May Do Kitchen and Laundry Plumbing
Only a licensed plumber may do most of it. The QBCC lists a short set of unregulated jobs open to anyone with the know-how.
Two examples: renewing a washer, or a jumper valve, in an older tap, and changing the cartridge of a household water filter. Both still have to meet the standards.
Everything past that list belongs to a licensee. Repairing or replacing a kitchen or laundry fixture is minor work, which a QBCC licensee must do, with no permit needed and no Form 4 either. Putting in a new sink, or moving an old one, climbs a step higher, and the next section explains what that means.
For owners around The Gap, the practical line is simple. Swap a filter cartridge yourself if you're confident. Call us for anything involving pipes, wastes, traps or machine connections, and every job is done by a licensed plumber.

Isolation Valves Under the Sink and Behind Machines
An isolation valve shuts off one fixture without turning off water to the whole house, and most appliances in these rooms have their own. Knowing where they sit turns a burst hose into a mop-up instead of a flooded floor.
Under the sink
a small valve on each supply lets you kill the water to the tap alone.
Dishwasher
connects through its own valve or tap, so it can be isolated while a hose is swapped.
Washing machine
fed by wall taps you can close without touching the kitchen.
No local valve working
the stop tap at the meter closes the whole property, clockwise. Check first that nothing, such as the hot water system, depends on that supply before you shut it.
Blocks on the valley walls sit on ground that shifts through the seasons, and that movement works its way into bench connections and machine hoses. A valve you can reach quickly is worth knowing about before you need it.

Notifiable Work and the Form 4
Notifiable work is the category covering plumbing in an existing home that skips the council permit but still gets reported to the QBCC, on a Form 4, once the licensed plumber finishes. Kitchen renovations fall squarely inside it.
Installing a fixture, or relocating one, in a home already standing is the classic example. The plumber lodges the Form 4 with the QBCC within 10 business days of completion, and you receive a copy for your records. If a copy never arrives, the QBCC will provide one on request.
Two exceptions matter. An apartment owner should check with the plumber, because some apartment renovations need a local government permit. And adding a fixture to a building on a combined drain is permit work, so the paperwork changes before anything else does.

Jobs We Take in Kitchens and Laundries
Each of these rooms has work of its own, and we carry the detail on each page.
Sinks
a new kitchen sink installation plumbed in, or a leak under an existing one traced and fixed.
Dishwashers
a dishwasher installation connected to supply and waste the right way.
Filters
a water filter installation fitted at the sink with its own isolation point.
Leaks in these rooms usually start at a joint or connection: the trap and waste joints, the tap base, the supply fittings and the machine hoses. A slow one found early costs a single visit to fix, and a blocked sink is a job for our drains team rather than a DIY pour of chemicals.
