Rainfall here averages 1,047 mm a year, so tanks are common across the valley, and every tank-fed home leans on its pump sooner or later.

Pressure Pumps for Tank-Fed The Gap Homes
A tank pump is a pressure pump: it pulls water out of the tank and sends it through the home's lines at a strength showers and appliances can work with. Leave the pump out and gravity is all you have; how much pressure reaches a tap comes down to the height gap between the tank and that tap. A tank sitting flat beside the house delivers next to nothing.
The set-up is more than the pump itself:
A pressure switch or a controller
fires the pump each time a tap opens and shuts it down again once the outlets close.
A small pressure tank
on some set-ups keeps a reserve under pressure, cutting the number of starts when the draw is small. It's separate from the rainwater tank.
A pump feeding hose taps, toilets or a washing machine belongs somewhere its noise won't bother the household or the people next door, which counts on the tighter blocks along the valley streets.

Rain-to-Mains Switches and Who Fits Them
A rain-to-mains changeover runs the house from the tank until the level drops, then flips the supply across to mains water on its own so nothing runs dry mid-shower. Urban Utilities manages the mains side of that arrangement. The pipes and fittings on the property side belong to the owner.
Queensland has a rule worth knowing here. Installing, removing or replacing the automatic switch on a rainwater tank is minor work. A licensed plumber has to do it; no permit is needed, and nothing gets lodged with the QBCC afterwards.

Jet, Submersible and Multistage Pumps Compared
Where the pump lives is the first difference between the three common types. A jet pump stands above ground beside the tank, a submersible drops down into it, and a multistage unit stacks its pressure stages up for bigger and two-storey homes.
Jet pump
stands outside the tank and pulls water up to the house. Easy to reach, but you hear it run.
Submersible pump
sits within the tank, where the water muffles the sound, an advantage an outside pump never gets.
Multistage pump
builds its pressure stage by stage, which is why bigger homes and two-storey places go this way.
Numbers pick the pump, not the brochure. Flow comes first: the plumber tallies the litres per minute the outlets might draw at once. Then head, the vertical climb from pump to highest tap plus the friction the pipe itself takes, tallied in metres.
An overlong or undersized pipe surrenders more pressure to friction, and that loss lands on the head figure. Blocks with a lengthy run from tank to house at the bottom of a slope cop the worst of it.

Pump Faults You Can Spot at the Tap
Your ears and fingertips find most pump faults:
- cutting in and out in bursts
- running on after every outlet is closed
- pressure that fades at the tap
- a new rattle, hum or vibration
- water at the pump or its fittings
- spinning away with nothing coming through
Nothing coming through? Check the tank level before anything else, because an empty tank explains it more often than a broken pump does. Past that, a licensed plumber works through the water side to the cause.
For cleaning the water once it arrives, our water filter installation page covers that separately.

Tank Work on the Hillsides
Tank jobs here follow the terrain. Houses along Mount Nebo Road climb out of the valley toward the bushland, and their tanks often sit a good height above or below the living areas, which pushes the head figure around.
The wider area approved 245 dwellings across five years, so fresh tank set-ups now work beside pumps fitted decades ago. Whatever the age, the tank side of the system is covered in our rainwater tank plumbing guide.

Tank Pump Questions We Hear
Call (07) 3524 7137Do I need a pressure pump for tank water in The Gap?
Yes, unless the tank sits well above the house. Gravity alone decides, based on how far the tank sits above the taps, and a tank sitting flat beside the house gives almost nothing. A pressure pump brings every outlet up to working strength.
How can I tell if my tank pump is failing?
Watch for short-burst cycling, running with every outlet shut, fading pressure, a new noise, or a leak at the pump. A plumber traces the cause on the water side, starting with the tank level.
What does a rain-to-mains switch do?
The switch keeps the house on tank water while any remains, then swaps to mains supply from Urban Utilities automatically, so taps never run dry. In Queensland a licensed plumber must fit, remove or replace one.
Which tank pump suits a The Gap home?
Where the pump will live and the size of the house decide it. A jet pump stands beside the tank, a submersible drops into it and stays quiet, and a multistage suits bigger or two-storey places. How many outlets run at once sets the size.
Why is tank water pressure weak in The Gap?
On tank water the pump creates the pressure, so weak flow points to the pump, an overlong or undersized pipe, or a blockage. A plumber checks each in turn, and the fixed quote confirms the fix before work starts.
